Sprinkler Repair
To those of you, who may be wondering what the yellow caution tape is along the north side of the phase 1 entrance, it is to identify newly installed sprinkler electrical wiring. Our condo management is well aware that this may appear as an eyesore to some. Unfortunately, until the County comes out to identify and flag any underground utilities, our sprinkler electrical lines can't be placed in the ground and buried.
Please refrain from calling the office. At this point, we are all at the mercy of the County. Hopefully this situation will be corrected within the next couple of weeks.
Roofing
Many of you may have noticed the roofing work happening in various areas of the Conquistador Property and assumed that there is no rhyme or reason for the approach taken, one roof on this court, two roofs on that one. Let me assure you that there is a roofing program in place, actually a very good one!
In February our Conquistador Condo board hired a professional roofing estimator and a building engineer to walk our roofs and rate them on a scale of worst to best, in order to initiate a plan for replacement. Quite a few roofs were identified as needing immediate replacement and others will need to be replaced soon. The Board then took a pro-active stance, based on needs that were addressed in this report.
In our current budget, there is a reserve for this project. The plan is to replace 25 of the worst roofs during this fiscal year. 7 of those 25 have recently been replaced. Based on the average cost of $6,000.00 per roof along with monies going into this reserve every month, we are working with approximately 65-75% of this reserve fund.
Although 25 roofs are slated for replacement, it is not etched in stone. Additional roofing issues may arise that need immediate attention. For this reason, our Board is not attempting to wipe out this reserve.
While speaking with Bud Kimball, VP, the mastermind of this plan, it is his feeling that this plan should continue forward in further years with the intent of replacing all of the 114 roofs.
Prior to the initiation of this plan, approximately 2 roofs per year were given "Band-Aid" fixes and some that were replaced were not installed in the most efficient manner.

Landscaping
Things are looking up. In order to initiate a successful landscape plan. we need water. The sprinklers are being fixed and replaced as of this posting. The Conquistador Advocates have a landscape committee plan prepared to propose to the Board. Check this site for further developments.
Paving
Bidding continues on the paving of our driveways that are in bad shape. The first 2 scheduled to be repaired/replaced are Tarragona and Alcira. This may be a lengthy process because there are long term and short term solutions available and every company interviewed has their own notion of how it should be done. Due to the fact that summer is not the opportune time for paving, the bidding process should not hold up any work. We will keep you posted.
